Advice vs Staging--getting results

Advice gets results!!!!

Sometimes just being hired for an opinion to help sell a property is success. An agent called me on behalf of his clients who had moved away already, across the country.  The house had been on the market for 3 months.  The clients were hoping for a certain price but the home wasn't showing well enough for the price they wanted.  It was even more difficult when the house was empty.  You could see all the flaws and lack of updates for this price range.  I spent quite a bit of time preparing my report and I e-mailed it to the homeowners. They took all weekend to mull it over and discuss it with the agent.  I had many recommendations ie. painting, replacing the pink carpeting, cleaning the other carpeting, painting the oak cupboards etc.  Since they were across the country they didn't want to get into too much work so they decided to lower their price by a substantial amount of money.  The house sold within the week.  SUCCESS in selling the property!!!

 

 

This is not a picture of the house since I didn't do any staging, but I liked it.

Knowing the your peers trust your opinions is success in itself.  Many time people know the right answer,but, they need conformation.

You did exactly what you should have in that situation.  The agent who used you should be thankful and will hopefully reward you with additional referrals in the future.  Good Luck!

Good point Karen. You helped the seller appreciate that the price must reflect the work to be done. The bonus to the realtor is that you did the educating!

Karen, we stagers have become much more than just "house fluffers".  I do believe we have a better pulse on the market than most of the REA's and can advise our clients in more effective ways on how to make that sale.  Sometimes it all comes down to money.  Spend the money to make the money, or drop the price to make the sale.  Fortunately a price reduction worked for your clients.  Here in my part of FL price reductions are not inticing buyers, yet!

You done good!  ; )  Educating the seller is a big part of the staging industry ~ you did a wonderful job of getting the point across and getting the house sold.  Congrats!

Karen,  Your service and advice was what the sellers needed to make an informed decision.  So, regardless of whether actual hands-on staging was performed, you got the job done and the home is now sold -- congratulations!  I'm sure everyone including their agent is happy!

It is just so much more fun when they do what you recommend and then sell the house but the idea is to get the house sold and IT DID. Too bad they didn't get you in there sooner.

Karen,

There's an old saying in this business "Price fixes everything".

Granted, we'd rather improve the condition and get the best price but you gave the sellers and the agent the info to make an informed decision. That's the best we can hope for.Good job. Maybe this is a whole new niche for stagers.

A consultation is the best start for a cost conscious consumer to go - the results are the same if they do the work recommended by the professional home stager. Congrats Karen!
