Advice vs Staging--getting results

Advice gets results!!!!

Sometimes just being hired for an opinion to help sell a property is success. An agent called me on behalf of his clients who had moved away already, across the country.  The house had been on the market for 3 months.  The clients were hoping for a certain price but the home wasn't showing well enough for the price they wanted.  It was even more difficult when the house was empty.  You could see all the flaws and lack of updates for this price range.  I spent quite a bit of time preparing my report and I e-mailed it to the homeowners. They took all weekend to mull it over and discuss it with the agent.  I had many recommendations ie. painting, replacing the pink carpeting, cleaning the other carpeting, painting the oak cupboards etc.  Since they were across the country they didn't want to get into too much work so they decided to lower their price by a substantial amount of money.  The house sold within the week.  SUCCESS in selling the property!!!

 

 

This is not a picture of the house since I didn't do any staging, but I liked it.

Popcorn Ceilings

Anyone hate popcorn ceilings as much as I do.  My husband and I have figured out a way to  change them without actually scraping the whole ceiling.  In our living room we have made a grid and put crown moulding and pot lignts.  It looks awsome.  In our dinging room we put crown moulding and a medallion in the center with minimal scraping around it.  In our bedroom we scraped about a foot from edges and put crown moulding up and another moulding and added two chandeliers.  Look for photos soon.  Sorry I don't have them just yet.  In the next few days, I will have photos to showcase what we have done.  We think we did such s nice job and ohers who have seen the finished touches have been very impressed.
